These Terms of Service ("Terms") govern your use of the Siraja property management platform (the "Service").
Siraja is operated by Surjit Singh, sole proprietor, trading as Siraja, registered under India's Udyam registration scheme (Udyam Registration Number: UDYAM-PB-20-0139992), District Industries Centre: SAS Nagar, Punjab.
By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. Who Can Use the Service
You must be at least 18 years old to create an account or act as a signing tenant, landlord, or property manager on the Service. A resident portal account is not made available for a person whose date of birth, as recorded by their landlord or property manager, shows they are under 18. Minors may be recorded as occupants of a leased property (for example, as part of a tenant's household) by the responsible adult tenant or landlord, but may not independently create an account, sign a lease, or accept these Terms. Landlords and property managers are responsible for confirming the eligibility of any signing tenant to enter into a tenancy under applicable law.
2. What the Service Is — and Is Not
Siraja is a software tool for recording and managing property, tenant, lease, maintenance, and financial information. Where Marketplace is enabled, it also lets authorized advertisers publish rental advertisements and lets seekers contact them through inquiries.
Siraja is not:
- A payment processor. We do not move, hold, or transmit money between landlords and tenants. Payment records in the Service reflect payments landlords report as received through their own separate arrangements (e.g. bank transfer, cash, cheque, UPI). Fees for Siraja's own paid plans are a separate matter, collected for Siraja by its payment provider (Section 6).
- A law firm or legal service. Nothing in the Service constitutes legal advice. Lease terms, notices, and tenancy actions generated or recorded through the Service do not substitute for legal requirements specific to your jurisdiction. You are responsible for ensuring your use of the Service complies with local tenancy, rental, and consumer protection law.
- An identity-verification (KYC) service, a backup service or a general file drive. Documents, where it is enabled for a workspace, is a library for approved operational rental documents only: the categories and file types described in our Privacy Policy (Section 6). Its availability depends on secure storage and malware scanning, uploads can be paused, and a file that fails a check is not made available. Keep appropriate independent copies of essential records, and do not rely on an upload, a scan or a generated document as proof of legal validity or compliance. Where Documents is not enabled, only a record that a document exists is stored.
Marketplace advertisements and inquiries
An advertiser must have authority to advertise the selected accommodation and permission to use the descriptions, contact details and photographs they supply. Advertisers are responsible for accurate room or place descriptions, prices, additional fees, availability and shared-area photo labels. A saved draft is private until it is explicitly published; changing a draft does not itself change the published advertisement. Advertising does not create extra rental capacity or release accommodation that is occupied or otherwise unavailable.
An inquiry does not reserve accommodation, create a tenancy or resident-portal permission, or authorize a payment. Siraja does not collect rent, deposits or reservation money through these advertisements. The parties must make their own lawful rental arrangements. An advertised area confirmed by an owner is the owner's statement, not independent verification of the property, its location, its owner or a prospective renter. Review the accommodation, authority to let it and the full terms before making commitments outside the Service.
You keep your rights in content you submit. You give Siraja permission to host, scan, process, resize and display that content as needed to provide the Service and carry out the public or private sharing you choose, and to retain evidence where the applicable retention rules or legal obligations require it. Optional shared property photographs must be distinguished from photographs of the advertised room. Do not present another room, stock photographs, generated interiors or shared areas as photographs of the actual room. Public material may be copied by other people; removal cannot recall their copies.
Exact rental addresses and telephone numbers are optional public disclosures. A separate private address share can be made by an authorized Owner to the renter in one inquiry and later revoked. Revocation stops future access through that share; it cannot recall an address already viewed, copied or sent as a message. More detail is in the Privacy Policy. These controls do not waive an applicable disclosure or other legal duty.
Use the advertisement, image or conversation Report control for unsafe, unlawful or misleading content, or contact Support. Siraja may restrict content or access following a report, safety check or other applicable duty. Reporting or withdrawing content is different from deleting it; required evidence and legal holds can keep private records after public access ends. A report permits scoped review of the reported content, not general access to a workspace's private records.
3. Accounts and Roles
- Landlords and property managers create an organization/workspace and are responsible for the accuracy of the information they enter, including tenant information they add on behalf of tenants.
- Advertisers and seekers use the same Siraja sign-in. An advertiser needs current workspace and property authority; a seeker does not become a landlord's tenant or gain workspace access merely by sending an inquiry.
- Team members invited into a workspace are bound by the role and permissions assigned to them by the workspace owner.
- Tenants invited to a self-service portal are responsible for the accuracy of information they enter themselves, and for keeping their login credentials secure.
- Residents using the portal. A workspace decides what its residents can see and share through the portal; Siraja does not choose it. What a resident enters (such as the urgency of a repair, when they are available, and their photographs) is information from the resident: the property team decides priority, scheduling and access. A correction request is a request, not a change to a lease or financial record until the workspace makes the change. Reporting a payment records the resident's report; it does not reduce what is owed until the property team confirms the money arrived. The portal's statement of account is a statement of the account, not a receipt. The contact and emergency details the portal shows are the property team's own, entered by the workspace; they are never Siraja's support contact, which is for questions about Siraja itself. In an emergency, contact the emergency services.
- Team members doing assigned work. A workspace gives a team member the narrow assigned-work role only for the work it assigns them, and is responsible for assigning it to the right people and for ending that assignment, or the person's access, when it should end. What an assigned person can see is described in our Privacy Policy (Section 2.6A).
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us immediately at support@siraja.in if you suspect unauthorized access.
4. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose, including housing discrimination prohibited under applicable law;
- Enter false or misleading information about a tenant, property, advertisement, price, availability or financial record; impersonate another person, post fraudulent accommodation, send spam or evade message or upload safeguards;
- Attempt to access another organization's data without authorization;
- Reverse-engineer, scrape, or interfere with the Service's normal operation;
- Use the Service to harass, threaten, or discriminate against any individual;
- Upload files outside the permitted purpose: Documents accepts approved rental documents and Marketplace accepts permitted listing photographs you are authorized to use; neither accepts identity evidence or identity numbers, banking credentials, medical or screening records, title deeds, malware, or unrelated files;
- Disguise a prohibited file as an approved category, or try to get around a safety check or an upload limit;
- Redistribute content that has been reported as prohibited or unsafe. Use the document's Report action instead.
We may suspend or terminate accounts that violate these Terms.
5. Customer Data and Privacy
- As between Siraja and a workspace customer, the customer retains its rights in the property, tenant, and financial data it enters into the workspace ("Customer Data") and remains responsible for having authority to collect and use it. Individuals retain any rights they have in their personal information under applicable law.
- Siraja processes Customer Data to provide, secure, support, and improve the Service, comply with law, and carry out other purposes described in our Privacy Policy.
- You are responsible for the purpose, accuracy, necessary notices and lawful basis of the documents uploaded to your workspace, and for who has access to them and how long they are kept. Siraja may withhold an uploaded file for safety review. Authorized managers can review, release or remove it, subject to permissions, safety checks and legal holds. Removal and deletion are distinct from archiving, and deletion can remain pending during a storage outage. Details of access, storage location, short-lived links and retained removal records are in our Privacy Policy.
- If you plan to stop using the Service, contact us before access ends to discuss available export options. Available exports may not include every type of record, so ask for help retaining any records you need before ending access. Deletion and retention requests are handled subject to operational capabilities and the legal, accounting, dispute-resolution, and other retention requirements described in our Privacy Policy.
6. Fees
Siraja offers a Free plan and paid plans. Paid plans, their prices, free trials, automatic renewal, plan changes, cancellation and refunds are governed by our Billing, Cancellation and Refund Policy, which forms part of these Terms.
- No workspace is moved to a paid plan without an Owner choosing one and confirming, before it starts, its price, how often it is charged and that it renews automatically until cancelled.
- Payments for paid plans are processed by our payment provider, Razorpay. Siraja does not see or store card, UPI or bank details.
- Prices are fixed totals in Indian Rupees. Siraja is not registered under GST, so no GST is added, and its receipts are commercial receipts, not GST tax invoices (see the Billing Policy, section 9).
- Nothing in these Terms or the Billing Policy limits a right you have as a consumer under law, including a remedy for a defective or deficient service or an order of a Consumer Commission or court. Where one applies, we will give it effect.
- While paid plans are not offered in your workspace, the Service remains free of charge. Continued free access to every feature is not guaranteed indefinitely: if a plan's allowances begin to apply to your workspace, we will give clear advance notice, and nothing you have recorded will be deleted because a workspace holds more than its plan allows.
7. Service Availability and Changes
We aim to keep the Service available and reliable but do not guarantee uninterrupted access. We may modify, suspend, or discontinue features of the Service, including during active development, and will make reasonable efforts to notify users of material changes affecting their data or workflow.
Documents has operating limits, described in our Privacy Policy (Section 6): 25 MiB for each file, 5 GiB of retained documents for each workspace, and 200 uploads for each person in any 24 hours. These safeguards protect the Service and are separate from subscription plan allowances. A document is never deleted because a limit has been reached. We may change these operating limits.
8. Disclaimer of Warranties
The Service is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including fitness for a particular purpose, non-infringement, and uninterrupted or error-free operation. You are responsible for maintaining your own backups of critical information where the Service does not yet provide export functionality for a given data type.
9. Limitation of Liability
To the fullest extent permitted by applicable law, Surjit Singh (sole proprietor, trading as Siraja) shall not be liable for indirect, incidental, special, or consequential damages arising from your use of the Service, including but not limited to loss of rental income, tenancy disputes, or data loss, except where such limitation is not permitted by law. Our total liability for any claim relating to the Service shall not exceed the amount you paid us, if any, in the 12 months preceding the claim.
Nothing in these Terms limits liability for gross negligence, willful misconduct, or any liability that cannot be excluded under applicable Indian or Canadian consumer protection law.
10. Termination
You may request account closure by contacting support@siraja.in. Cancelling a paid subscription is done in Settings › Billing, as our Billing, Cancellation and Refund Policy describes; it does not close your account. Self-service account deletion is not currently available. We may suspend or terminate your access if you violate these Terms, or if required by law. We will explain the effect of closure on workspace access and retained records. Upon termination, Sections 5 (Customer Data and Privacy), 8 (Disclaimer), 9 (Limitation of Liability), and 11 (Governing Law) survive.
11. Governing Law
These Terms are governed by the laws of India, and disputes arising under or in connection with these Terms shall be subject to the courts of Mohali, Punjab, India. This clause does not remove any non-waivable rights or access to a court or tribunal that applicable consumer, tenancy, or privacy law requires.
12. Changes to These Terms
We may update these Terms from time to time. Material changes will be indicated by an updated "Last updated" date, and where required, we will seek your renewed acceptance. The version you accepted is recorded against your account.
13. Complaints, Grievances and Legal Notices
You can complain about the Service, a charge, how personal information is handled, or content a workspace holds, and you can send Siraja a legal notice or order, from the Support page at https://siraja.in/support (choose "Complaint or legal notice"), from Help when you are signed in, or by email to support@siraja.in. Each is given a ticket number and a record of the time it reached us; that time, not the time an email address is later confirmed, starts the period for our reply.
- For ordinary consumer complaints, we acknowledge receipt within 48 hours and aim to resolve them within one month. Different complaint and order categories can have shorter mandatory periods.
- Where the intermediary rules apply, content complaints are acknowledged within 24 hours and resolved within seven days; specified removal complaints are resolved within 36 hours, and qualifying intimate-content or impersonation complaints are acted on within two hours. Court and government orders follow their applicable periods. The period starts on receipt, not after email verification or our later classification.
- Where the law treats Siraja as an intermediary for something a workspace has stored, a person at Siraja reviews a complaint or an order, keeps the evidence, and acts within the time the law or the order allows. We do not remove records automatically or without that review.
- See Business details and complaints for our Grievance Officer's name and contact details and our principal place of business.
This does not remove your right to approach a Consumer Commission, a court or a regulator.
