This policy explains how Siraja's paid plans are priced, billed, renewed, changed, cancelled and refunded. It forms part of our Terms of Service. You will be asked to confirm it, and that your subscription renews automatically, before any subscription starts.
Siraja is operated by Surjit Singh, sole proprietor, trading as Siraja (Udyam Registration Number UDYAM-PB-20-0139992), Phase 7, S.A.S. Nagar (Mohali), Punjab 160062, India.
This policy is about the fees Siraja charges for its own service. It does not apply to rent or other money between landlords and tenants, which Siraja never handles.
1. Plans and prices
All prices are in Indian Rupees (INR) and are fixed totals. Siraja is not registered under GST, so no GST is added to a price. If that changes, we will say so in this policy, show any tax separately on receipts from that date, and give you clear advance notice before the amount you are charged changes.
- Free — ₹0. Up to 1 property and 10 rental positions.
- Starter — ₹349 a month, or ₹3,490 a year. Up to 3 properties and 50 rental positions.
- Pro — ₹999 a month, or ₹9,990 a year. Up to 10 properties and 150 rental positions.
- Portfolio — ₹2,499 a month, or ₹24,990 a year. Up to 40 properties and 500 rental positions.
An annual plan is paid in advance, once a year, and costs the same as ten monthly payments. Every charge is for a whole month or a whole year, never for part of one or by the day.
Above 40 properties or 500 rental positions, contact us for an Enterprise arrangement. There is no unlimited self-service plan.
These are introductory prices, not a promise for the life of your account. A price change applies to new subscriptions. A subscription keeps the price of the plan it started on until you change or end it: a new price never applies to it unless you authorize the new price, and we will give you clear advance notice before a plan you hold is withdrawn.
Rental positions. Each space you let counts as one rental position. A space let to several people at once (for example a shared room set up with a capacity) counts as its capacity. Spaces that only group others, such as a floor, do not count. Archived properties and spaces do not count.
2. Free trial
- A free trial gives a workspace the allowances of the paid plan you choose for 14 days.
- Only an Owner of the workspace can start a trial, and only after accepting the current Terms of Service and this policy. Nobody else in the workspace, tenants included, is asked to accept them.
- A trial is offered only while paid plans are on sale and plan allowances apply to the workspace, because a trial is for trying a plan's limits. The Free plan is always available.
- You do not need to give any payment details or authorize any payment to start a trial, and nothing is charged during it.
- Each workspace can have one trial, ever, and so can each Owner account, whatever workspace it is started in. To stop the same person taking further trials from other accounts, we also keep a keyed fingerprint of the email address of whoever starts a trial - never the address itself - for 24 months after the trial starts (see our Privacy Policy).
- When the trial ends without a subscription, the workspace moves to the Free plan's allowances. Nothing is deleted.
- If you subscribe during the trial, paid billing starts on the day after the trial ends. The exact date is shown before you confirm.
3. Subscribing and automatic renewal
- Only an Owner of a workspace can subscribe, change the plan or cancel.
- Before a subscription or a plan change starts, you are shown the plan, its price, how often it is charged, the date of the first charge, and this policy. You must tick a box confirming that the subscription renews automatically until you cancel, and that you accept the current Terms of Service and this policy. The box is never ticked for you. The version you accepted is recorded.
- Payments are processed by our payment provider, Razorpay. You authorize recurring payment on Razorpay's page (for example a card, UPI AutoPay or a bank mandate). Siraja does not see or store your card, UPI or bank details.
- After you authorize it, Razorpay charges the plan's price on each renewal date - every month or every year - until the subscription is cancelled or ends. Razorpay starts every renewal charge on its own schedule; Siraja never starts a charge outside it.
- Your next renewal date is shown in Settings › Billing.
- Authentication, notices and your bank. Reserve Bank of India rules for recurring card, UPI and mandate payments apply to every renewal. Your bank or payment app is required to ask you to authenticate the first payment, to notify you before each charge, at least 24 hours ahead, and to tell you the result afterwards; you can withdraw the mandate with it at any time. A renewal of more than ₹15,000, which includes the annual Portfolio plan (₹24,990), is expected to need you to authenticate it each time. Whether a renewal is charged without you doing anything depends on your bank, card network or UPI app and on Razorpay, so we do not promise that every renewal will be charged automatically. A renewal that is declined or not authenticated does not go through, and section 4 applies.
- A workspace Siraja has comped - given without plan limits by arrangement with us - is not offered a trial or a paid plan while it is comped. To subscribe, ask us to remove the comp first. A workspace with a subscription in progress is not comped until that subscription ends.
4. Failed payments
If a renewal payment fails, your plan's allowances continue for a grace period of 7 days while Razorpay may try the payment again. If no payment succeeds in that time, the subscription ends and the workspace moves to the Free plan's allowances. Nothing is deleted. If you withdraw the mandate with your bank or app, Razorpay can no longer charge it, and the same applies.
If the first payment of a new subscription fails, there is no grace period: the plan starts only once a payment succeeds, and the workspace keeps the allowances it had until then.
5. Changing your plan
A plan change - up or down, or between monthly and annual - takes effect at the start of your next billing cycle, and can be made up to two days before your renewal date. You authorize the new plan's price before it starts, and your current plan continues, at its current price, until the end of the period you have already paid for. A larger plan's allowances never start at the smaller plan's price. There are no prorated charges or credits.
6. Cancelling
- You can cancel at any time in Settings › Billing.
- A paid subscription stops renewing and keeps its plan until the end of the period you have already paid for. No further charge is made.
- A subscription that has not been charged yet - for example one waiting to start after a free trial - stops at once, and nothing is charged.
- A subscription whose renewal payment has failed has no paid period left to keep: it stops at once, Razorpay stops trying the payment, and the grace period ends with it.
- Cancelling does not delete your data. When the paid period ends, the workspace moves to the Free plan's allowances.
- We record the time your cancellation request reaches us.
7. Refunds
- Your first payment: if your request reaches us within 7 days of the first successful payment for your workspace, we refund it in full. The 7 days run from the moment that payment succeeded to the moment your request reaches us. We record that moment when it arrives and never change it, so a request that reached us in time is honoured even if we decide it after the 7 days.
- Duplicate or erroneous charges: if you were charged twice for the same period, or charged in error, we always refund that charge in full.
- Otherwise, we do not refund the unused part of a period you have already paid for. Every charge is for a whole month or a whole year, so cancelling or changing plans does not prorate or refund the time left; it stops the next renewal, and the period you paid for continues to its end. A refund under the first two rules is always the whole of one payment.
- Your rights under law are not affected. Nothing in this policy limits a right you have as a consumer under the Consumer Protection Act, 2019, the Consumer Protection (E-Commerce) Rules, 2020 or any other law, including a remedy for a service that is defective or deficient, or an order of a Consumer Commission, a court or another authority. Where such a right or order applies, we will refund what the law requires, which can be the whole or only part of a payment, and we record the legal basis and the evidence for it. Make a complaint (section 10) with your receipt number and what went wrong.
- Refunds are made to the original payment method through Razorpay's normal refund process; the time it takes to reach you depends on your bank or payment method.
- To ask for a refund, use Ask for a refund on the receipt in Settings › Billing (an Owner only), or email us from the workspace Owner's address with your receipt number (see section 10). An emailed request counts from the time it reaches our inbox.
8. Going over your plan's allowances
A plan's allowances limit a workspace only once Siraja has switched allowances on for paid plans, and Settings › Billing shows whether they apply to your workspace. They do not start to apply to a workspace that already exists, and is not closed or complimentary, until its Owner has been sent a notice that was successfully delivered at least 720 hours (30 days) earlier. We count that time as hours elapsed since delivery, not by calendar date or time zone, and we do not shorten, waive or backdate it. A workspace created after allowances have been switched on is held to its plan's allowances from the start.
If a workspace holds more properties or rental positions than its plan allows - for example when allowances start to apply, or after a downgrade, a trial ending or a cancellation - nothing is deleted. You can still view, edit and archive everything, and reduce what the workspace holds. You cannot add properties or rental positions until the workspace is within its allowances or moves to a larger plan.
9. Receipts and taxes
- Siraja issues a numbered receipt for every payment. It shows the seller's name and principal place of business, your workspace's legal name and its Siraja Account Number, the date, the plan and period, the value of the service, any discount, the tax treatment, the total, and Razorpay's payment, invoice and subscription references. Receipts are in Settings › Billing.
- Numbering. A receipt number has the form SR-2627-000001: SR, the financial year (2026-27 here), and a six-digit number that follows the one before it in that year. An issued receipt is never changed or renumbered. Receipts issued before this version of the policy keep the longer number they were issued with (for example SR-2026-27-000001).
- Who it is made out to. The name on a receipt is the legal name an Owner records in Settings › Billing, which is the person or business that buys the subscription and can differ from the workspace's display name, together with the Siraja Account Number. We do not ask for or print a postal address for you.
- Tax. Siraja is not registered under GST, so it does not charge GST, and a receipt is a commercial receipt, not a GST tax invoice. It cannot be used to claim input tax credit. If Siraja becomes registered, receipts from that date will show its GSTIN and the tax charged, and we will tell you before the amount you are charged changes.
10. Questions and problems
For a billing question, a refund request or a problem with a charge, email support@siraja.in from the workspace Owner's address. Include your workspace name and its Siraja Account Number (SIR- followed by seven digits, shown in Settings, in Help and on every receipt) and, for a charge, the receipt number. The account number identifies your workspace; it is not a password and is not proof of who you are, so we may still ask you to confirm that the email comes from the Owner. An Owner can also ask for a refund from the receipt in Settings › Billing.
Complaints. You can make a complaint about a charge, a refund or anything in this policy from the Support page at https://siraja.in/support (choose "Complaint or legal notice") or from Help. Each complaint is given a ticket number and a record of when it reached us. We acknowledge it within 48 hours of receiving it and aim to resolve it within one month. Our Grievance Officer's name and contact details are shown on the Business details and complaints page.
11. Changes to this policy
We may update this policy. A change applies to subscriptions started after it is published; the version you confirmed when you subscribed is recorded against your subscription. Where a change affects a subscription you already hold, or the amount you are charged, we will give you clear advance notice.
Our seller information, customer-care contacts and Grievance Officer are on the Business details and complaints page.
