Manage a room as one rental or rent each bed separately. Follow who lives where, moves and the charges that belong to each arrangement.
A shop downstairs. Apartments above. Shared rooms on another floor. Keep them in one property, without pretending they all work the same way.
01 / Properties & spaces
Map the property, its floors and the spaces inside it. Then mark what you rent out: a whole home, a shop, a room or a bed.
A flat rented as one home is one rental—not a flat plus every bedroom inside it. A shared room can have a separate place for each bed.
A rental position is anything you rent out on its own: a home, an apartment, a shop, a room or a bed. It counts whether or not it is occupied at the moment. A room rented whole is one position; rented by the bed, each bed is a position and the room is not counted again.
A shop downstairs. A family flat above. A room rented by the bed.
Keep one property record, with a separate arrangement for each space you rent out.02 / Residents, leases & move-ins
Open their record to see where they live, their current and past arrangements, rent, charges, notes and the work connected to their stay.
Use a lease where there is one, or record a person's stay directly. Plan a move-in, then confirm when it actually happens. Keep the planned date and the real arrival separate.
Accepting a lease renewal draws up the next linked lease. Reuse charge and task settings with lease setup templates.
Record the arrangement and the intended move-in.
Confirm the arrival and the space actually occupied.
Keep rent, changes, work and conversations with the stay.
Record a move-out or link the next lease at renewal.
03 / Rent & finances
A rent schedule is a plan. A bill is a charge. A reported payment still needs confirming. Siraja keeps the differences visible.
Set recurring rent and one-off charges. Record payments, allocate them against bills, and follow the balance left to settle.
You record payments in Siraja; it does not collect rent for you. Different currencies remain separate.
04 / The work around the rent
A message says the tap is leaking. Someone needs to take it on.
Keep the request, responsibility and progress with the property.
Link the request to the property, space or resident. Assign it, track its status and keep its progress in one record.
Schedule inspections, reuse checklists and record findings. Finalised inspections keep their record; later additions are recorded as addenda.
Assign work with a due date and priority. Keep conversations attached to the lease or maintenance request they concern.
05 / A workspace for the people involved
Invite owners, administrators, property managers, accountants, maintenance staff or viewers. Limit teammates by role and property, and keep responsibility clear.
Residents can sign in to see their housing, leases, charges and payments. They can report money sent for your team to confirm, and reply in existing conversations.
See earlier housing, rent changes and the record of work. Owners and administrators can read the immutable change history.
06 / The details that make it practical
The everyday tools belong with the property records—not in another disconnected system.
File documents with the relevant record. Keep private, versioned files with the property, resident or lease they concern.
PDF, JPEG and PNG files, with earlier versions kept.Follow vacancies, arrears, collections, lease expiry, deposits, maintenance and inspections. Generate a resident statement when you need the detail.
Use analytics to review occupancy trends, aged arrears and the financial outlook from the records you’ve entered.
Validate a CSV import before committing it. Create private, time-limited exports for the records and reports you need.
At your desk. At the property.
Review a building on the big screen. Check a resident’s record on a tablet. Follow a repair while you’re standing in the room.
Open Siraja in your browser on a laptop, tablet or phone. The layout adapts to the screen, so you don’t need a separate set of records for each device.
Use your browser—no separate app download required.
Choose a color scheme that feels right on your device.
A few practical questions
Something specific to your property?
Get help from Siraja.
No. You can start with a single home, a few flats or a PG. The same property model also accommodates larger portfolios and mixed buildings.
No. Use a lease where there is one, or record a stay directly. Keep the person, occupied space and rent attached to that arrangement.
No. Record payments made outside Siraja. A resident’s payment report waits for your team to confirm it; reporting a payment does not mark it received.
Residents see their own information, not your whole workspace. Teammate access is controlled separately by roles and property assignments.
Use Support to ask about the product or get help with your account. Siraja will never ask for your password, an authenticator or recovery code, or a link from an email we sent you.
